Ownership
At Santikhiri Estate, ownership includes a land lease or freehold rights, full house ownership, and two shares in Amaravati Residences Ltd., ensuring active participation in community decisions.
Santikhiri and The Amaravati Residences Co Ltd.
The Santikhiri Estate, legally called The Amaravati Residences Co Ltd. (or ARCO Thai) comprises 30 plots for homes plus common areas that include roads (with lighting), parking, office, electrical substations, water storage and pumps, security checkpoints, landscaped garden areas, swimming pool area (with pool, men’s & women’s shower rooms, yoga sala, garden and club house).
Day to day affairs of the community are managed by the Santikhiri Office Team and company directors. A 3-member Executive Committee (ExCo), which is elected by the Community Members provides support and advice to the Office Management Team. The Directors initiate, propose for approval and oversee the annual budget and the activities of the staff, improvement projects and overall maintenance of the community.
Currently the 2 Directors of ARCO Thai are also Santikhiri Managers.
The community currently employs 13 staff: 1 estate manager, 1 coordinations manager representing the BVI shareholders, 5 security guards, 1 administrative assistant, 1 engineer, and 4 gardeners. All staff are managed by the Estate Manager.

Ownership means that each member is the registered owner of:
a) A 30 year land lease which is re-issued at the end of each lease term, and is registered at the Koh Samui Land Office in their name, or Freehold rights.
b) Their house ownership that is registered at the Koh Samui Land Office. This includes ownership of related infrastructure on their leased land.
c) 2 shares in Amaravati Residences Ltd. (ARCO BVI) through which they participate in the decision making of the Community.
Each lessee – community member leases their plot from ARCO Thai for a 30 year period. At the end of each lease term, a new 30 year lease (or such longer term as approved by The Kingdom of Thailand), will be automatically and irrevocably issued. Each Community Member (i.e. the lessee) has full ownership of his/her house and related infrastructure and may convert leasehold rights to Freehold.
